The different types of loft conversion
When planning a loft conversion there are typically four main types to be aware of. The type of loft conversion most suitable for your home will depend on a number of factors such as the type of property you have, your budget, planning restrictions and of course, your own personal preferences.
Velux / Skylight Conversion
A Velux or skylight conversion is one of the simplest and most cost effective types of conversion available. It involves installing a window into the existing pitchline of your roof and usually works best when there is a lot of existing headroom available. Velux conversions do not usually require planning permission and as they require less construction than some of the other forms of loft conversion available, they are considerably less disruptive.
The most popular type of loft conversion in the UK is a simple flat roof dormer. A dormer conversion is an extension to your existing roof, which will allow for additional floor space and headroom. The dormer protrudes from the existing slope of the roof and usually has windows to let in light and improve the outside appearance. Dormers fit easily onto most types of house including terraced, semi-detached and detached and are a cost effective way to add extra space to your property.
Mansard loft conversions can often give the biggest results in terms of additional living space, however they generally also involve the most construction work. A mansard conversion is usually built to the rear of your property and alters the structure of your roof so that the lower slope is almost vertical at 72 degrees and the top section of the roof is almost horizontal. Windows are usually built in to the new structure as small dormer there is also the option for a balcony. Mansard loft conversions are suitable for most types of property and can be finished in a variety of ways.
Hip To Gable
A hip to gable loft conversion is a popular option for many semi-detached or detached properties with a hipped roof, which is a roof that slopes at the side as well as the front and back. This type of conversion will extend the side roof area so that the hipped roof which formerly sloped inwards becomes a vertical wall - a gable roof. This creates extra usable space inside the loft. This type of loft conversion is not suitable for mid-terraced houses, as they do not have a hip end roof but it could be appropriate for some end-terraced properties. Hip to gable loft conversions can also be combined with a rear dormer loft conversion for maximum space.
